It is important to remind all our policyholders that insurance policies in South Africa require that roof structures be adequately capable of supporting any systems installed on them, such as solar water heaters or panels. This is a standard condition to ensure the safety and integrity of your property and to maintain compliance with both insurance policy terms and South African building standards.

Insurance Policy Requirements on Roof Structures

Your insurance policy specifically requires that the roof structure supporting any additions must be structurally sound and able to bear the weight and load of the installed system. Should the roof be unable to safely support the system, the insurer may reject any claim related to damages resulting from roof failure. Regular maintenance and inspections of your roof are essential to avoid claim denials, especially in events like storms or severe weather conditions. Insurers expect roofs to be kept in good repair as part of reasonable loss prevention measures.

Relevant South African National Standards (SANS 10106:2014)

The South African National Standard SANS 10106:2014, section 5.3.1, explicitly states that installers must ensure the roof structure can support the solar system being installed. If the existing roof structure cannot support the system, a professional engineer or registered technologist must design a suitable installation that incorporates safety and performance principles to meet the standard’s requirements.

Further, before installation, an assessment of the roof structure must be conducted by a competent person, taking into account wind, rain, and anticipated loads in accordance with SANS 10400, which covers general building regulations including structural integrity and waterproofing of roofs.
